• Hood fan vent to exterior. There is an extra charge to purchase and install hood fan

ELECTRICAL
• 200 AMP electrical panel
• Smoke detectors and carbon monoxide detectors will be supplied and installed as per the  Ontario Building Code
• Premium Decora light switches installed throughout home
• 2 Exterior GFI plugs will be installed, one in front of home, one in rear
• Electrical plugs will be installed in all rooms and will meet or exceed the Ontario Building Code
• 10 pot LED lights supplied and installed, location selected by Builder. Additional pot lights  available at $175 each
• Under-cabinet lighting in kitchen
• Door chime supplied & installed.
• Builder’s electrician will install the Buyer’s purchased light fixtures at one time. Any fixtures not  present at the time of the scheduled install will not be installed.  Buyer agrees to have all  fixtures delivered to the home when directed by the Builder. All boxes containing fixtures must  be clearly identified to the location to where they are to be installed
• There will be an installation charge for ceiling fans and larger light fixtures
Note: There will be a $1000 Light fixtures allowance to be used at Re-Lighting only. Buyer must  provide LED light bulbs for all fixtures

LOW VOLTAGE WIRING
• Demarcation board installed in lower level utility room for organization of cable, phone line,  alarm
• One outlet in kitchen
• Three cable television outlets
• Roughed- in central vacuum outlets prepared for set up  in garage
• Complete security system installed.  Buyer consents to sign a 36 month alarm monitoring  contract at $20.00/month with Safeguard Security prior to closing

INSULATION
• All insulation to be installed will meet or exceed the Energy Star® for new home's standard
• Blanket wrap insulation is fastened to concrete on exterior walls only in lower level
• Insulated garage door

DRYWALL
• All drywall is 1/2” or 5/8” type X gypsum board
• Drywall taping will include 3 coats, and final sanding
• Entire garage fully drywalled, taped, sanded & primed

PAINT
• Your choice of two wall colours of eggshell paint from Builder’s selection of Sherwin Williams  paint
• Your choice of one colour of flat paint for ceilings from Builder’s selection of Sherwin Williams  paint
• Paint for trim and doors in semi-gloss and will be the same as the ceiling colour
• Any additional wall or ceiling colours or other custom paint treatments will be at extra charge
Builder may substitute brand of paint manufacturer to equivalent or better.

Our exclusive signature premium flooring package:
• Premium engineered hardwood floors to be installed in the Great Room and all bedrooms
• Premium porcelain tiles will be installed in: foyer, main bathroom floor, kitchen and eating area,  laundry room, main floor ensuite bathroom floor, main ensuite bathroom tub/shower area or full shower area if shown on floor plan. Bonus suite bathroom floor if shown on floor plan.
